An exclusive-use beachfront villa on Lipa Noi, Koh Samui. Choose four, five, six or eight bedrooms in the same property; daily breakfast and private chef service are included.
Rooms and shared spaces
- Eight bedrooms and six bathrooms; standard full-villa occupancy is 16 guests, with up to 2 paid extra beds by prior approval.
- Two upper mezzanine bedrooms are accessed by ladders and share bathrooms with the rooms below. Confirm suitability for your group.
- A 22-metre infinity pool, pool bar, children’s pool and wading pool, plus a gym, media room, beachfront lawn and water-sports equipment.
Meals and shopping
- Daily breakfast and private chef service are included; other meals, drinks and groceries are extra.
- The supplied menu specifies grocery cost plus 20% shopping service, a minimum THB 300 shopping charge and 7% VAT. Confirm the itemised charges before ordering.
- Allow at least 24 hours’ notice. The supplied menu limits each meal to 8 dishes, excluding rice; meals are normally served family-style at one sitting.
Extra kitchen staff
- The supplier rate sheet requires an extra kitchen hand for 14 or more staying adults, or 18 or more guests including children: THB 1,000 per day before charges.
- À-la-carte service or multiple sittings require an extra chef: THB 2,500 per day before charges. Published staff charges are subject to 10% service charge and 7% VAT.
- Other large groups or menus may also require help. Confirm the staff required and the total fee for your party; do not assume chef service covers extra staff.
Minimum stays and rates
- Rates are quoted in USD per villa per night, plus 17.7% tax and service charges. Availability and the full price require written confirmation.
- Normally 2 nights in normal/shoulder seasons; 4 nights on 5–12 February, 21 March–5 April, 13–19 April and 1 July–31 August 2027.
- Peak periods: 7 nights on 19 December 2026–11 January 2027 and 19–31 December 2027. A stay spanning both Christmas and New Year requires 10 nights.
- Later dates, exceptions and the exact room configuration must be confirmed in the quotation.
Payment and booking
- Standard supplier terms: 30% reservation deposit; balance at least 30 days before arrival. Bookings made within 30 days require full payment on confirmation.
- Christmas, New Year and Chinese New Year: normally a 50% reservation deposit, with the balance at least 60 days before arrival. The written confirmation determines the applicable schedule.
- A separate refundable damage deposit may be required. Confirm its amount and collection arrangements before payment.
- Comprehensive travel and health insurance is required by the supplier.
Arrival and events
- Check-in time must be confirmed in writing; published property information differs. Check-out is 11:00. Early check-in and late check-out are not offered.
- Events require specific written approval and a separate quotation. Published event guidance and the supplier rate sheet differ, so an ordinary villa booking does not include permission for an event.
